The 6-step Scottish cash sale process
Step 1: Enquiry and indicative valuation (same day). You call or submit details online; we provide an indicative figure based on comparables within 30 minutes to 2 hours. No obligation.
Step 2: Property viewing (2–5 days). We visit the property (external-only for tenanted properties, internal for others). Viewing takes 20–45 minutes. This informs our firm offer.
Step 3: Firm written offer (48 hours after viewing). We issue a firm offer in writing with price, completion date, and any conditions. Offer is valid for 30 days.
Step 4: Missives (7–14 days from acceptance). Scottish equivalent of exchange. Your solicitor and ours negotiate missives letters — usually 3–5 rounds of letters over 7–14 days. Missives are concluded when your solicitor writes confirming agreement on all terms.
Step 5: Disposition and search work (7–14 days). The Scottish conveyancing equivalent of English 'exchange to completion'. Your solicitor prepares the disposition (transfer document); we complete property and title searches.
Step 6: Completion (day of settlement). Your solicitor receives the funds from our solicitor, settles any mortgage and fees, and transfers the balance to your account. We take title and keys the same day.
Frequently asked questions
How long does it really take?
14–28 days from acceptance to completion is typical. A truly urgent sale (repossession imminent, for example) can close in 7 working days. Complex titles or matrimonial-home issues can extend to 21–35 days.
Who pays the legal fees?
We do. We cover both sides' solicitor fees as standard. The only exception is if a complicating factor arises that requires specialist legal work beyond normal conveyancing (e.g. a matrimonial home consent dispute) — that's sometimes rolled into a renegotiated final price.
Do I need my own solicitor?
Yes — you should always have independent legal advice on the sale of a property. We'll never recommend our solicitor to you. If you need a solicitor, the Law Society of Scotland has a search tool at lawscot.org.uk.
What if I change my mind part-way through?
Before missives are concluded: no cost, no penalty. You walk away. After missives conclusion: the sale is legally binding on both sides. Pulling out after that point can attract damages.
